SCHEDULE OF SERVICES PROVIDED

COMPLETE ASSOCIATION MANAGEMENT

LOW MONTHLY MANAGEMENT FEE

INCLUDED SERVICES:

1.

No additional charges for vendor payment management.  Preparation of and mailing disbursements.  (postage charges and actual paper costs apply)

2.

No additional charges for accounting functions, including producing financial statements, annual statements.

3.

Budget Preparation

4.

Assistance with Architectural Guidelines, Rules and Collection policies

5.

CC & R enforcement in conjunction with weekly inspections. 

6.

Supervision of Contractors, assistance with preparing Requests for Proposals and reviewing bids.

7.

Liaison to the Board for all meetings and business matters.

8.

Assist Board of Directors in formulating all rules and policies.

9.

Complete communications.  No additional fees for phone calls or any form of communications regarding the community. (Not to include long distance phone calls)

10.

Minor insurance claim processing.  Major claims will be handled under the additional fee schedule listed below.

Tenant  Registration.

This fee is charged to the owner each time a new tenant is put in place.  It is recommended that the Association also charge a fee to cover the additional costs incurred by the Association for having offsite owners.
